The property was selected because of its location,  availability of water, natural features, existing infrastructure and zoning.

The land, 23 acres (9 ha) in total, is gently undulating with water views or rural views overlooking a valley. River flats border Sucklings creek, which runs through the property. It has a northerly aspect and most areas of the property get all day sun – even in winter. Much of the property was cleared for a golf-course before the new owners bought it, providing numerous house sites yet leaving stands of native vegetation and many mature eucalypts. The endangered Eastern Barred Bandicoot and other wildlife, as well as a huge variety of native birds, live here.

Access to water is plentiful from good rainfall, the creek for which we have some water rights and dams on the property, one of which is spring fed. There is also a bore which has the potential to supply 50,000 litres per day to the community.

The existing infrastructure, comprising residential apartments, a recreation room and community building, has become the village centre, The Hub.

Our onsite accommodation enables prospective residents to take their time exploring the property, meeting the residents and familiarising themselves with the project.

Two types of zoning (residential and business/commercial) within the Village give flexibility for different living and income-generating arrangements. The business/commercial zoning allows residents to run small businesses from home or let their dwelling for short or long term holiday accommodation. The residential zoning allows for permanent residents or long term rentals.
